We will email investors additional information about properties (like appraisal reports) and buyers if the investor requests. It is also possible to meet a property buyer in person.
How does a real estate investment come about?
Via the website and by email, you can take an option for real estate financing or claim it.
You will then receive additional information about the entrepreneur and the real estate object will then be temporarily unavailable to others. This gives you enough time to decide whether to convert your option into a claim. If this is not the case, the financing of the property will be available to other investors again.
After a claim, you will receive an acceptance form from us with detailed information about the funding. After signing this, an appointment will be made with the notary and the financing will be concluded.
As an investor, can I liquidate my funds?
Yes, you can liquidate your funds, by transferring the financing and the related rights and obligations of the loan and mortgage deed to others. Briqwise can assist you with this.
What happens if property buyers don’t make payments on time?
If this situation occurs, investors will be informed asap. Since the monthly instalments are guaranteed by Briqwise, you will continue to receive payments.
Briqwise will take any (legal) steps required to collect the monthly payments and additional expenses. If the property buyer remains in default, Briqwise will have a mortgagee sale of the collateral. In this case investors receive their outstanding loan amount from the proceeds of the sale. If the proceeds are insufficient and a residual debt remains, the investor can claim the outstanding amount from the private wealth of the borrower.
What will be the duration of the financing?
Financing has been provided with terms ranging from six months to twenty years. Initially the borrower determines the term of the financing.
When do property buyers have to repay the loan amount?
Property buyers have to repay the loan at the end of the loan term. Usually, each loan is repaid on linear basis during the term up to 50% of the (appraised) value of the real estate that was taken as the starting point for the financing.
What risks are involved in property investments?
The main risks in property investments for investors are not getting back the amount lent and not receiving monthly interest.

- Loan amount: This risk is limited by first mortgage security which gives investors the right to sell the collateral (property) if a buyer fails to meet their obligations. It’s important that the proceeds of the sale be higher than the outstanding loan amount, which is why we strive for an LVR (Loan-to-Value ratio) of up to 75%. We place great importance on the assessments of the value of all properties on our website.
- Monthly terms: This risk is limited by evaluating the qualifications of property buyers based on their track record and financials. By entering into a factoring agreement, Briqwise will ensure additional protection for payment of the monthly instalments – even if a property buyer does not fulfil its obligations.
How does joint investing work (Clubdeal)?
Certain properties are suitable for joint investing involving several investors via participation in a ‘Clubdeal’. You can sign up for a Clubdeal with investors you already know or ones you don’t.
For a Clubdeal, a minimum investment of $100,000 per investor is required.
The rights of investors with a Clubdeal are the same as the rights of an investor in a one-on-one deal.
