What does Loan-to-Value Ratio (LVR) mean?

The Loan-to-Value Ratio is the amount of financing (the loan amount) divided by the appraised value of the property. Generally speaking, the lower the LVR, the more secure your financing.

Briqwise always strives for an LVR of less than 75%.

How can I make an investment?

The first step is to take a financing option, or claim one, on our website or via email.

You will then receive information about the buyer, and the property will be temporarily unavailable to other investors. This will give you time to decide whether you want to convert your option to a claim. If the investor declines, financing for the property will become open again to other investors.

If you make a claim, you will receive an acceptance form with detailed information about the financing. After signing, an appointment can be set up with a solicitor, and the financing finalised.

What documentation do I need to provide?

Initially, you provide the most important information about the collateral to be financed and the desired loan amount via the application form.

After that, we need more information from you, such as:
 * A valuation report prepared by a certified appraiser
 * Copy of ID
 * Lease agreements (when the property is rented)
 * Purchase contract (upon purchase)

Are you applying for funding through your company? Then we need more:

How long does it take to apply for funding?

We aim to achieve financing as soon as possible after receipt of the application. This can be achieved within a few days. However, this also depends mainly on the pace at which you provide the necessary information.

The first step in the application process is to fill in the details on the application form. After receiving this information, an initial assessment will take place within one business day and, if the policy is positive, we will send you a financing plan. If this funding setup is in line with your expectations, after receiving any missing documentation, we will further work out the file and our Letter of Consent will follow. This states all the terms and conditions of the financing. As soon as you sign this Consent Letter, we will contact our investors and they will be able to claim the funding. This is usually fast, but the period that stands for this varies and depends on the financing offered.

After an investor has claimed the financing, we start the notarial process.

 

Who does Briqwise do?

Briqwise is a marketplace where investors and property buyers come together to arrange commercial transactions.
 Briqwise provides information about potential financing opportunities to investors via its website. Based on this information, an investor can choose which property buyers they’d be interested in providing financing for. As security, investors have first mortgage security on the property. After financing is completed, Briqwise manages and guarantees payment of the monthly principal and interest to investors.

How does joint investing work (Clubdeal)?

Certain properties are suitable for joint investing involving several investors via participation in a ‘Clubdeal’. You can sign up for a Clubdeal with investors you already know or ones you don’t.

For a Clubdeal, a minimum investment of $100,000 per investor is required.

The rights of investors with a Clubdeal are the same as the rights of an investor in a one-on-one deal.

What information do I need to provide?

Initially you only need to provide the most important information about the property to be financed. See the application form.

Later, we will require more information such as:

  • A valuation report prepared by an approved and certified appraiser
  • Any lease agreements
  • Your most recent Income Tax Return
  • Recent financial statements
  • A copy of your identification
  • A recent excerpt from the Commercial Register

When the Financing Agreement is finalised and the Mortgage Deed completed, a solicitor will process your proof of identity and search the Land Registry for information on other mortgages and any restrictions.

How does the Briqwise online marketplace for financing real estate work?

The Briqwise website is an online marketplace where requests and offers involving real estate financing come together.

Briqwise assesses the qualifications of the borrowers who require financing. Financing will only commence on the website if, and when, our high standards are met.
Investor qualifications are also checked. Only investors accepted as clients by Briqwise are allowed to access detailed information about financing.

General information about the proposed financing is accessible to everyone on the website. The minimum investment is $100,000.

How well is my data protected with Briqwise?

Briqwise adheres to all requirements regarding the protection of data contained in the General Data Protection Regulation (GDPR).

Who finances real estate?

Your property is financed by a Briqwise investor instead of a bank. The mortgage deed passes to the notary and you pay interest and repayment to the investor.

How can I apply for financing with Briqwise?

You can apply for financing on the website by filling out the application form.

If Briqwise’s evaluation of your application is positive, we will contact you to make an appointment. During the intake interview, we meet and discuss the property and your company. In preparation for our meeting, we’ll need you to provide information including annual financials (cash flow, profitability, solvency etc) an Income Tax Return and any publicly available information such as land tax.

If we both choose to move forward, Briqwise will prepare a quotation. After signing, we’ll prepare an Engagement Letter that contains information about you, the financing, and the property. Then we will make the financing available on our website and send the Information Memorandum to interested investors. If an investor makes a claim for your financing, an appointment will be made with a solicitor, after which you will receive your loan.

Then Briqwise will manage the loan and collect monthly instalments.

What does 1st mortgage security mean?

Finance is usually arranged between a borrower/buyer and investors. An investor will be given 1st mortgage security for property that is financed. This is recorded by a solicitor in a mortgage deed and lodged with the Land Title Office.

So if borrowers do not meet their obligations, investors will have the right to sell the property. The outstanding loan amount will be repaid to the investor from the proceeds of the sale. The investor gives Briqwise power of attorney to take care of everything related to the recovery process and the sale of the property.

What risks are involved in property investments?

The main risks in property investments for investors are not getting back the amount lent and not receiving monthly interest.

Briqwise limits these risks with guarantees that offer you a secure and responsible way to invest your money.

  • Loan amount: This risk is limited by first mortgage security which gives investors the right to sell the collateral (property) if a buyer fails to meet their obligations. It’s important that the proceeds of the sale be higher than the outstanding loan amount, which is why we strive for an LVR (Loan-to-Value ratio) of up to 75%. We place great importance on the assessments of the value of all properties on our website.
  • Monthly terms: This risk is limited by evaluating the qualifications of property buyers based on their track record and financials. By entering into a factoring agreement, Briqwise will ensure additional protection for payment of the monthly instalments – even if a property buyer does not fulfil its obligations.

 

What does financing with Briqwise cost?

As an investor, can I liquidate my funds?

Yes, you can liquidate your funds, by transferring the financing and the related rights and obligations of the loan and mortgage deed to others. Briqwise can assist you with this.

Will my data be accessible to everyone?

Data concerning the property (photos, use, location, and the like) as well as the financing (loan amount, term, interest rate percentage, and the like) will be made available on the Briqwise website and will be accessible to anyone. An appraisal report, data about your company and personal information will only be provided to investors who have been accepted by Briqwise interested in providing finance.  

What happens if property buyers don’t make payments on time?

If this situation occurs, investors will be informed asap. Since the monthly instalments are guaranteed by Briqwise, you will continue to receive payments.

Briqwise will take any (legal) steps required to collect the monthly payments and additional expenses. If the property buyer remains in default, Briqwise will have a mortgagee sale of the collateral. In this case investors receive their outstanding loan amount from the proceeds of the sale. If the proceeds are insufficient and a residual debt remains, the investor can claim the outstanding amount from the private wealth of the borrower.

What will be the duration of the financing?

Financing has been provided with terms ranging from six months to twenty years. Initially the borrower determines the term of the financing.  

When do property buyers have to repay the loan amount?

Property buyers have to repay the loan at the end of the loan term. Usually, each loan is repaid on linear basis during the term up to 50% of the (appraised) value of the real estate that was taken as the starting point for the financing.

What does Briqwise mean by managing the loan?

In the Loan Agreement between an investor and property buyer there is an agreement that Briqwise will be managing the loan.

Briqwise will collect monthly repayments from the borrowers and guarantee the monthly payments to investors. Briqwise will perform periodic reviews and oversee any changes with regard to the loan.

What information do investors see?

At Briqwise, we draw up a so-called Information Memorandum. In this document, we write about the funding goal, the collateral, your background as an entrepreneur and the repayment capacity. We also add a good photo and the terms and conditions of the financing. This Information Memorandum can request investors who are interested in providing the funding. Approval of this memorandum takes place while signing your Consent Letter.

The information in the memorandum will not appear on our website and can only be requested by investors who are connected to the Briqwise platform.

How long does a journey via Briqwise take?

You will always receive an indication of the feasibility and financing conditions within 24 hours. We will then complete the file and will be happy to schedule an appointment with you afterwards. The sooner you provide the necessary documentation, the faster we can switch. Our internal review takes 2 business days. After that, you will receive our Consent Letter, or the quote. Once you have signed this letter, we will approach our investor pool. Most applications are claimed within a few days. Has the investor legally confirmed his claim? Then we send the file to the notary.

What types of properties can be financed?

Whether properties for rent, properties for personal use or a combination of both: they are all welcome at Briqwise. (Commercial) homes, business units, office buildings, recreational real estate, hospitality properties, retail real estate, combination buildings, agricultural companies or agricultural land: almost any form of business real estate can be considered collateral for us. Real estate that we do exclude are properties related to the sex industry, (soft) drugs or the arms industry.

Can my financial advisor or intermediary submit an application on my behalf?

Definitely! Intermediaries that are known to us can submit a financing request via the intermediary portal. Is this the first time that your advisor works with Briqwise? Through our brokers page he or she simply creates an account.

What information do investors see?

At Briqwise, we draw up a so-called Information Memorandum. In this document, we write about the funding goal, the collateral, your background as an entrepreneur and the repayment capacity. We also add a good photo and the terms and conditions of the financing. This Information Memorandum can request investors who are interested in providing the funding. Approval of this memorandum takes place while signing your Consent Letter.

The information in the memorandum will not appear on our website and can only be requested by investors who are connected to the Briqwise platform.

How long does a journey via Briqwise take?

You will always receive an indication of the feasibility and financing conditions within 24 hours. We will then complete the file and will be happy to schedule an appointment with you afterwards. The sooner you provide the necessary documentation, the faster we can switch. Our internal review takes 2 business days. After that, you will receive our Consent Letter, or the quote. Once you have signed this letter, we will approach our investor pool. Most applications are claimed within a few days. Has the investor legally confirmed his claim? Then we send the file to the notary.

How does penalty-free repayment work and what are the benefits?

Financing provided via our platform can be repaid without penalty. This means that you can repay the loans you borrow through Briqwise without having to pay a penalty. How nice is that?! Do you want to make use of extra repayments? These are always deducted on the interest due date. This falls on the last day of the month.

The advantage of penalty-free repayments is that you are extremely flexible with your business. For example, are you having a good year and therefore money left over? Then you can make extra payments on your financing without penalty. Are you on the other hand financially? Then you won't pay extra, no problem.
